Aldrich was brought on board by Northwest Eye Surgeons/Sight Partners in late 2019 to provide preconstruction services, to support the design team in budgeting, site investigations, constructability, and to coordinate with design-build MEP subcontractors. The project was originally planned to start construction in May 2020 but was delayed due to Covid. During the delay, the Aldrich team rebid the project and was able to reduce the project cost by over $500k.
One of the primary challenges for the project was converting a “big box” retail center into a state-of-the-art ambulatory care center and ophthalmology clinic. Beyond managing Covid safety and infection control protocols, clinic design included modular wall and cabinet systems by MedSpace, and upgrades to the existing HVAC and electrical infrastructure originally built for retail. After construction started, the owner changed the ASC program from Class A to Class C licensed operating rooms. Aldrich managed an expedited re-design with the design and MEP team to meet DOH requirements and successfully delivered the project in June 2021.
