As such, when Renton Dental Arts (RDA) brought Aldrich on board early in their plans to redevelop a property and expand their dental services. We quickly recognized by utilizing the property more strategically, the development could benefit RDA as a real estate asset. Aldrich recommended a trusted real estate advisor and architectural team with greater bandwidth to explore alternative concepts. Ultimately the project doubled in size allowing RDA to increase its services to fulfill the growing needs of the Renton community.
Along the way, the project encountered numerous budgeting challenges to maintain the proforma objectives including significant costs for storm detention systems, right-of-way improvements, and cost escalation driven by the robust construction market. Aldrich's team worked collaboratively with the design team to explore options in the exterior envelope, storm detention systems, structural assemblies, and energy-efficient mechanical/electrical systems.
Midway through the construction of phase one, RDA added a second phase to build out five additional dental operatories. The work was completed while phase one's space was occupied and seeing patients without disruption.
Their organizational skills, knowledge of construction methodology and construction process, and scheduling were outstanding. In addition, the company executives were closely involved in pricing, value engineering, and financial matters of each project.
